Our Environmental Commitments
Being a good neighbor means protecting the natural resources that make Collinwood special. We believe innovation and environmental stewardship should always go hand in hand.
The project is designed to reduce water use, preserve natural buffers, protect wildlife habitat, reduce light and noise, and explore opportunities to reuse excess heat for future community applications.
Your Electricity Bill — Not Affected
The regional grid does not have capacity for a facility this size, so Collinwood Technology Park generates its own power on-site through a dedicated natural gas turbine plant rather than drawing from the utility grid. Because we don't pull power from the grid, this facility has no effect on residential or business electricity rates and does not compete with the community for power.
Water: Self-Contained, Closed-Loop Cooling System
Our cooling system is entirely self-contained. The same water recirculates continuously within a closed loop — it is not discharged into local waterways, does not drain local aquifers, and does not compete with residential or agricultural water needs. Total facility water consumption — used by employees in restrooms and kitchens — is equivalent to approximately 5–7 homes. We will utilize on-site wells and grey water for landscape irrigation.
Noise: Designed Well Below Everyday Levels
Because this project includes on-site power generation, sound control was built into the design from day one. We're targeting no more than 40 dBA at the generation-yard property line and no more than 35 dBA at the nearest homes, about a quarter mile away — quieter than a normal conversation. Acoustic enclosures, intake and exhaust silencers, and earth berms all work together, backed by a commitment to test performance after each phase and correct any shortfall.

Our facility is designed for the most efficient in the industry. Less wasted energy means less environmental impact.
Buffalo River & Local Waterways
The current site concepts are designed to protect the Buffalo River and local waterways. Natural buffers and responsible stormwater management prevent any runoff from impacting these waterways during construction and operations.
Site Perimeter — Enhanced Tree Line
The existing tree line along the site perimeter will be preserved and enhanced as part of the project. Additional plantings will strengthen the natural buffer between the campus and neighboring properties.
